What counts as a wood destroying organism
In Florida that means subterranean, Formosan and drywood termites, powder post beetles, and wood decay fungus (wood rot). Carpenter ants and carpenter bees are not on the list: they chew wood to nest in it but do not eat it.

"I have bait stations" or "I have a bond"
Bait stations reduce termite activity but are not a guarantee. During one inspection, at a house with bait stations and a national pest company's warranty, a swarm of termites came out of the bedroom wall while I was there. A bond is only as good as its terms: a re-treat bond pays to treat the termites again but leaves the repairs to you, while a repair bond also covers the damage. Know which one you have.
