What is a WDO inspection?
A WDO inspection, sometimes called a termite inspection, is a visual inspection of a structure to determine if it has Wood Destroying Organisms (WDOs). The most common wood destroying organisms in a home are:
- Termites (Subterranean, Formosan and Drywood termites in Florida)
- Powder Post Beetles
- Wood Decay Fungus (also called wood rot)
Carpenter Ants and Carpenter Bees are NOT considered to be wood destroying organisms because they don’t eat wood, they just chew it up to make a home.
Do I need a WDO? I have Sentricon / Trelona Bait Stations…
Having bait stations doesn’t mean you don’t have termites.
I was doing a home inspection at a house with Sentricon bait stations and a termite bond with a nation-wide pest control company when a colony of subterrean termites swarmed out of the primary bedroom wall into the house. Yes, the alates (winged termites) were coming out of the wall while I was inspecting the house!
Bait stations definitely help reduce termite issues, but they aren’t a guarantee of no termites.
Do I need a WDO? I have a Bond…
Having a bond means that if termites are found in your home, the company who issued the bond will either:
- Re-treat – apply termite treatment to the affected area
- Repair – repair the damage caused by the termites
If you have a retreat only bond, you are responsible for repairing any damage to your home. Make sure you know what kind of bond you have!

VA Loans & Wood Decay
The VA is very strict on wood decay. Here’s a little rhyme to remember – “A tiny spot of wood decay will kill your deal with the VA”. Any wood decay will need to be repaired before the VA will issue a loan/mortgage, FYI.
