I’ve overseen small and large water damage projects from start to finish so I know what to look for and how it needs to be properly repaired. This is VERY important.

What exactly is included in a Residential Home Inspection?
We perform a highly detailed evaluation covering everything visible and accessible. This includes the roof, vents, flashing, and trim; gutters and downspouts; skylights and chimneys; decks, stoops, porches, and walkways; eaves, soffit, and fascia; grading and drainage; foundation and crawlspace; signs of water penetration; heating and cooling systems; main water shut-off valves; interior plumbing fixtures; electrical service panels and breakers; insulation and ventilation; garage doors and safety sensors. Free moisture detection with infrared/thermal imaging (normally a $75 value) and gas leak detection is also included!

Do I really need a New Construction Inspection?
Absolutely. It is tempting to think your new home will be perfect, but a house is put together by humans, which means oversights are common. We offer Pre-Drywall phase inspections (checking framing, electrical, plumbing rough-ins, and tie-downs) and Final/Pre-Closing inspections to ensure your new home is built to plan and to high standards before you sign the closing paperwork.
How quickly do I get the results for FHA/VA Well Water Testing?
Local health departments can take 2 to 4 weeks to deliver well water test results, which is often too long for a standard 15-day inspection period. 360 Inspections offers FHA/VA compliant water testing with an expedited turnaround time of about 4 business days. The test covers Total Coliform, E. coli, Nitrates, Nitrites, and Lead.

What to look for
Examples of what will be in your report are:
- Negative grade near foundations – this can cause water to stay in contact with your foundation and lead to deterioration and wood destroying organism problems.
- Foundation problems – some settling of a foundation is normal and to be expected. But sometimes there is a problem with the foundation that will need major repair, and this is something you should know before you buy a home.
- Roof leaks – these need to be repaired to prevent further damage to the ceilings, walls and floors of the interior of the home. Infrared cameras and moisture meters can find leaks that the naked eye can not see.
- Electrical problems – small wires on big breakers (overfused), overheating breakers, double tapped breakers, poor or missing grounding. All these issues are potential fire hazards.
- Plumbing problems – slab leaks, tub drain leaks, slow drains, insufficient venting
