Inspection or testing?
A mold inspection is a visual examination for signs of microbial growth and the moisture behind it. I use a thermal camera and a moisture meter to find wet areas you cannot see. It gives you a professional opinion and, if mold is present, where it is coming from and what it will take to fix it.
Mold testing is a lab count. Air samples tell you exactly which mold spores are in the house and how many, which is what you need when you want hard numbers.

How air sampling works
I take samples inside the living area and one outside for comparison, usually at least two inside and one outside for an average home. A lab counts and identifies the spores. If the indoor counts are higher than outdoors, there is probably an active colony that needs to be found and removed. The types of mold present can also point to the cause, such as water damage or high humidity. Landlords and property managers also use air testing to show a home’s air quality is acceptable.
