Mold Inspection

A mold inspection is a visual assessment of a property.

A mold inspection looks for signs of ‘microbial growth’ that could be mold.

A thermal camera and moisture meter are used to help locate hidden areas that may have mold that can’t be seen with the naked eye.

My experience as a previous owner of a mold remediation company helps. I have done hundreds, if not thousands, of mold inspections under a Florida Licensed Mold Remediator (my wife!).

If mold is found, the cause is identified, and remediation procedures are outlined.

A visual mold inspection costs $175 for an average home.

Mold Testing / Air Sampling

Mold testing is an accurate lab test that details the number and type of mold spores found inside and outside the property.

The inside mold count is then compared to the outside mold spore count.

If the levels inside are higher than outside, this would indicate a potential mold colony, and further remediation and / or investigation would be needed to resolve the issue.

The different types of mold can suggest the cause of the problem – for example water damage (Cladosporium & Stachybotrys) or high humidity (Aspergillus)

Mold testing is also used by property owners and managers to prove that the indoor air quality is acceptable and the home is habitable.

For an average home, at least 3 air samples are recommended. 2 are taken inside, and one taken outside.

Each mold sample costs $125. I do not charge a reporting fee, so for an average home, air testing for mold costs $375.
