4-Point Inspections in Amelia Island, Fernandina Beach & Yulee
The roof, electrical, plumbing and heating/cooling report that Florida insurance companies ask for on older homes, on the Citizens form every carrier accepts.
Who needs one
Most Florida insurers require a 4-point inspection before they will write a policy on a home more than about 15 years old. More and more, newer homes are being asked for one too: the youngest house I have inspected for a 4-point was under ten years old.

The four points
Roof: no leaks or damage, with enough life left (most carriers want at least five years). Electrical: safe and working, with GFCI outlets in the kitchen and bathrooms. Federal Pacific Stab-Lok or Zinsco panels and cloth-insulated wiring will usually stop a policy until they are replaced. Plumbing: free of leaks, with no polybutylene piping, and a water heater whose age and location are acceptable. Heating and cooling: working and in good condition.
How it works
The visit takes about 30 to 45 minutes. I fill out the latest Citizens four-point form, which is accepted by all insurance companies, and email it to you as soon as I am done. I have not had a 4-point report sent back by an underwriter for formatting problems.
