What I inspect
I follow the InterNACHI Standards of Practice, so every accessible part of the house gets looked at: the roof covering, flashing, vents and penetrations; gutters and drainage; the exterior walls, trim, decks, porches and railings; the foundation and crawlspace; heating and air conditioning; the water heater, supply lines, drains and fixtures; the electrical service, panel, breakers, grounding, GFCI and AFCI protection; the attic, insulation and ventilation; windows, doors, and the garage door with its safety sensors.

Moisture is where I dig deepest
Before I inspected homes I ran a water damage and mold restoration business with my wife. Water is what quietly ruins Florida houses, so every inspection includes an infrared (thermal) scan for hidden moisture plus gas leak detection, at no extra charge.
Single-family homes, condos and townhouses
I inspect single-family and multi-family homes, condominiums and townhouses. Rush and weekend inspections can often be arranged, so ask if your inspection period is short.
Your report
You get a full-color report with photos and a plain description of each issue, with a summary of the expensive and safety items at the top. After you read it, call or email me with as many questions as you like. That follow-up is part of the job.
