Phase inspections while your new home is being built: pre-pour slab, pre-drywall and a final inspection before closing, so problems are fixed while they are still easy to reach.
A new house is built by many different crews on a tight schedule, and mistakes get covered up by the next trade. The county's code inspector checks for the minimum the building code allows. I compare what was built with your engineering plans, and in my phase inspections most of what I write up is not a code violation at all. I once found a home that had passed its code inspections with no hurricane clips in the garage.
“We contracted Paul at 360 Inspections to perform the final inspection of our new home build. He had performed the pre-drywall inspection to our great satisfaction. During this inspection, Paul explained a few of the required repairs that the builder needs to make before closing. He is very knowledgeable and attentive to detail finding items that I would never have caught. I highly recommend Paul for any of your inspection needs”
I inspect the slab preparation before the concrete goes in, while everything that will end up under it can still be seen.
Once the house is dried in, with the roof on, windows set and the plumbing, electrical and HVAC roughed in, I inspect the framing size and spacing, tie-downs and straps from roof to foundation, nailing of the sheathing and shear walls, the rough-ins and how pipes and wires are protected, the weather barrier and flashing, and the roof.
About a week before closing I do a full inspection of the finished home. Plan it a day or two ahead of the builder's walk-through so you can hand the report to your builder at that meeting.
Air conditioning that is short on refrigerant is the most common problem I see in new homes, because the indoor and outdoor units sit far apart. Missing or thin attic insulation, dead outlets and plumbing that does not work turn up in "finished" houses too.
