1-Year Builder Warranty (11-Month) Inspections in Nassau County
A full inspection of your new home in the last month or two of the builder warranty, so you can send the builder one clear list of what still needs fixing.
When to book it
Within one or two months of the warranty's end date, which is why people also call it an 11-month inspection. Too early and some problems, like sealant that has dried and cracked, have not shown up yet. Too late and you may not have time to send the report in.

What it covers
It is a full home inspection: foundation, site drainage, roof covering and flashing, exterior sealant, walls, windows and doors, plumbing, electrical and air conditioning, with an infrared scan for hidden leaks. The focus is on function and safety. Cosmetic items, such as paint overspray on a window, are left out so the important items do not get lost.
What usually turns up
Every warranty inspection I have done has found something the builder should fix. Common ones: attic insulation below spec, settlement cracks in the slab, hidden plumbing leaks found with the thermal camera, hot and cold reversed at a faucet, drains blocked with construction debris, missing GFCI protection, sprinklers soaking the house, gaps in caulking where pipes and wires pass through the walls, and air conditioning supply and return lines connected backwards.
Dealing with your builder
I keep out of direct negotiations with the builder to avoid any conflict of interest. You send them the report; if they have technical questions, I answer them and keep you copied. If you like, I can come back afterwards and confirm the repairs were done properly.
